Please read the application requirements below, then proceed to begin process:


The following is a list of requirements that must be provided for EACH applicant (18 years or older) who will live in the unit. Have questions? Please contact one of our experienced leasing agents. We will gladly answer all your questions.

  • A Cashier's check or Money Order (no cash or personal checks) in the amount of $40.00 per application fee. If you are applying on-line, you will need to pay the fee on-line by credit card. Note: The fee is non-refundable.

  • 2 Government issued Identifications (i.e. driver's license, social security card, passport, military ID, Green Card, and/or birth certificate).  

  • Must make a minimum of 3 times the rent. 

  • Proof of Income (must be employed for a minimum of three months prior to applying) which can be as follows:

    • The first 5 pages of the most recent tax return AND the 3 most recent complete bank statements (if self-employed) -or-​

    • The 3 most recent paycheck stubs AND the 3 most recent complete bank statements -or-

    • In lieu of paycheck stubs you may use the 3 most recent proof of earnings from: social security, child support, and/or spousal support.


Unverifiable income will NOT be considered!​


  • Residential Verification - Please include both your current AND previous residential addresses. Please include the owners'/managers' name(s) and contact information; we will need to contact them. 

  • On-Site Screening - After carefully reviewing the documents and income provided, we will use the information given to process your credit and background check. The process will take approximately 3-5 days.

Please note that if your application comes back as potentially-approved with a recommendation for a​ co-signer, your co-signer will need to provide all of the above-mentioned requirements as well, however they will need to show proof of monthly income equivalent to a minimum of 4 times the amount of the rent. Your application will need to be re-considered once your co-signer's information is provided and run. 

Maximum Occupancy Guidelines:

  • Studio – Two people

  • 1 bedroom – Three people

  • 2 bedrooms – Five people

  • 3 bedrooms – Seven people

  • 4 bedrooms – Nine people

  • All our leases are 1-year leases, no exceptions.

  • No pets allowed.

  • The application will not be considered with ANY missing or false information.

  • To secure the apartment a security deposit is required once the application is potentially-approved (pending background and rental verifications). Security deposits are NON-REFUNDABLE!  Deposits will ONLY be refunded if application is ultimately declined by our company.​
